Water Heater Flushing and Maintenance
Water heater flushing is the maintenance that decides how long your tank lasts, and it's skipped almost universally until something goes wrong. Sediment settles out of moderately hard county water, collects on the tank floor, and the burner or lower element then heats through that layer instead of the water. Call [(301) 834-2944](tel:+13018342944) to get it done.
That rumbling or popping you hear is water flashing to steam under the sediment. It isn't a failure yet; it's the sound of a tank working harder than it needs to, and it's the point at which a flush is still worth doing.

The Anode Rod Is the Part That Matters
Every tank has a sacrificial anode rod: a length of metal designed to corrode so the tank's lining doesn't. It's doing that quietly for years, and when it's spent, the corrosion moves to the tank itself.
A spent anode rod is the single best predictor of how much life is left in a heater, and checking it during a flush costs very little. Replacing one is far cheaper than replacing a tank.
Most homeowners have never heard of it, which is why so many tanks fail at eight years when they could have run past twelve. Homes on private wells with harder water go through them faster still.

Worth It or Not?
Worth it: a tank under about ten years old that's rumbling, slow to recover, or has never been serviced. That's the case where a flush and an anode check buy real years for a fraction of a replacement.
Not worth it: a tank already weeping at the base seam. Sediment isn't your problem at that point, and we'd tell you to put the money toward a replacement.
On tankless units the equivalent job is descaling, and it's not optional on water this hard. Call (301) 834-2944 either way.
